What are the hidden costs in building?

If you are nervous about site costs you need to ask your builder the following questions:

        • If you allow for 300mm of fall, how much is it to do a 1M Cut? (most of the excavation companies charge a rate to do a site cut for up to 300mm of fall, then from 300mm to 500mm, then from 500mm to 700mm, then from 700mm to 900mm etc. that is just to get the machine on site and do the cut. Then they charge to remove the soil.
        • How much is your rate per m3 to remove soil from site?
        • How much per lm is it to do the aggie drains (this is a slotted pipe in a trench filled with rock)?
        • How much will it cost if Bulk concrete is required (deepened edge beams)?
        • How much will it cost for machine hire if we need bored piers?
        • How much to remove soil after holes are drilled?
        • How much for the labour component per m3 to pour the concrete?
        • how much per m3 to supply the concrete?
        • How much for the concrete pump truck?
        • How much if we have to do a suspended slab, do you charge per panel or per m2, what are the rates for either way.?
        • how much per m2 for extra steel if that is required for a suspended slab?
        • How much per m2 to go from M class slab to a H class slab?
        • If a retaining wall is required, how much per LM to do retaining wall with H steel columns at 1200 centres?
        • Is guard rail for the roof included in the base price. If not why not when it is a OH & S requirement?
        • What is your rate to extend Lm of electrical?
        • what is your rate for a temporary overhead power pole?
        • what is your rate to extend storm water drains?
        • what is your rate to extend Sewer main?
        • What have other jobs cost to do a septic tank. (roughly)?

Just remember, it is impossible to work out site costs 100% without having a site plan, floorplan, soil tests, survey & levels. an experienced person does not need engineering, but the engineering confirms it all, and that can even be sometimes wrong. That being said though, all of those questions can and should get answered and if they don’t, then you need to ask the question: Can you trust the builder? Because they should be able to provide you the rates. Then when all the relevant paperwork comes back, the qty (mathematics) and the rates all get calculated and will all come together. You can also ask for the contract to be fixed and not include any provisional sums, (apart from rock).
